Project Description and Approach:

The project consisted of a building wide upgrade & re-commissioning of existing lighting and HVAC systems to maximize energy savings and improve overall operation. Project duration was January to August 2012.

All of the existing fan coil units and perimeter radiation that were pneumatically controlled were retrofitted with new DDC controls. A number of existing air handling unit pneumatic control valves and dampers were also upgraded to DDC.

The lighting upgrade included identification and replacement of all existing lower efficiency fixtures, and a building wide installation of motion detectors for lighting control based on motion detection. The same motion detectors are being used to provide unoccupied temperature set back control for all fan coils, VAV terminals and radiant heat in the building.

The HVAC infrastructure, including 12 air handling systems, radiant heat, fan coil units, VAV terminals and hot & chilled water distribution systems were thoroughly re-commissioned and optimized. The first step in the process involved a point to point identification and repair of system components.

After all repairs were made, new software programming measures were implemented to maximize operational efficiency.
Our third party commissioning agent (CXA) maintained a log of all Action Items, identified and re-verified subsequent repairs throughout the process. The CXA also performed functional testing and trending of all systems at the end of the project to verify that the new sequences are operating as intended.
